Ideas become landmarks.

We take on difficult sites, from dense infill and mixed-use to large-scale land development, and turn them into housing.

Student Housing Project of the Year · Sacramento Business Journal

Student Housing on 65th

Located adjacent to Sacramento State and light rail, this award-winning six-story, 90-unit mixed-use project shows what high-density infill can do on a constrained 32,000 sf urban site. Strategic entitlement, design innovation, and community engagement overcame significant infrastructure and zoning challenges to deliver a transit-oriented development that set a new standard for context-sensitive urban housing.

California Brownstones townhomes in midtown Sacramento

California Brownstones

A barren asphalt parking lot in the heart of midtown Sacramento, transformed into a high-density urban enclave. Built for walkability, with seamless access to the neighborhood's retail and entertainment, and innovative home design including a fourth-floor rooftop terrace with city views. A symbol of urban rejuvenation and community enrichment.

Natomas Fountains

A planned 300-unit apartment community in the heart of North Natomas, adjacent to a designated light rail station. One of the highest densities in the submarket, next to numerous neighborhood amenities: the best of modern, walkable suburban development. A joint venture with Hines.

New benchmarks for quality and contemporary urban living.

14C Lofts

Overcoming the complex subdivision issues inherent in large-scale, high-density urban infill, this two-phase, 25-unit single-family project sits in downtown Sacramento's historic Mansion Flats neighborhood. Modern architecture, open living spaces, outdoor rooms, private backyards, and skyline views.

Rendering of the 3rd Street multifamily project

3rd Street Multifamily

Five blocks from the downtown entertainment district and Golden 1 Center, this fully entitled 40-unit project was the first iteration of what became our 190-unit Southside project. After more than four years of negotiation we acquired and rezoned the adjacent parcels, doubling the land area and unlocking a five-story design with nearly five times the units. A big win for the project, the neighborhood, and downtown's housing stock.

Behind the scenes

Where others see obstacles, we see opportunities.

We are a Sacramento-based development firm that takes on the projects others can't: dense infill, mixed-use, large-scale land development, and sites with thorny entitlement and land use obstacles. Difficult sites are not a sideline for us. They are the specialty.

All of it serves one purpose: more housing. Every infill parcel we unlock, every mixed-use block we build, and every acre we carry through entitlements adds homes our region needs.

Our team brings together deep experience in commercial and residential development and investment: site assemblage and acquisition, capital stack and financial modeling, land use regulation and entitlements. Our principals have done over $2B in real estate deals, from ground-up mixed-use, high-density multifamily, student housing, and retail to debt and equity syndications with complex GP/LP and promote structures. Tricap has closed complex, multi-year deals with some of the largest developers in America, including Hines, GMH Capital, and The Michaels Organization.

We tackle the complicated problems and deliver projects that leave a positive and enduring mark on the urban landscape. We create value for the neighborhoods we build in, for our investors, and for our community, one exceptional project at a time.
